Welcome to CasaCalme. By booking a stay with us, you (the guest) agree to comply with the following Terms & Conditions and House Rules. These rules are designed to protect our property, ensure your comfort, and maintain harmony in the complex and neighborhood.

1. GENERAL HOUSE RULES
No Smoking Indoors
Smoking inside the house is strictly prohibited. You may smoke outside only, using ashtrays provided. Violations will incur a R2,500 deep cleaning and deodorizing fee, charged to your card or deducted from your deposit.

Cleanliness & Hygiene
Basic cleaning is included. However, if the property is left in an excessively dirty condition, a deep cleaning fee starting at R1,000 will apply. This includes dirty dishes, food waste, or excessive stains.

No Eating in Bedrooms
To preserve our linens and carpets, food and beverages (except water) are not allowed in bedrooms. Damage from stains, crumbs, or spills will be charged at replacement cost.

Furniture & Fixtures
Do not rearrange or remove furniture, décor, electronics, or appliances. If any item is damaged, broken, or missing, the guest is liable for the full replacement or repair cost.

Keys & Lock Access
Lost or damaged keys will incur a R500 replacement fee. If a locksmith is required, guests are responsible for all associated costs.

2. COMPLEX RULES & NEIGHBOURHOOD POLICY
Strict Noise Curfew: 10:00 PM
As part of a residential community regulated by a Homeowners Association (HOA), no loud music, events, or disturbances are allowed after 10 PM. Violations may result in immediate eviction without refund.

Driving & Parking
Speed limits within the complex must be strictly observed. Parking is only allowed in designated areas. Reckless driving may result in fines or eviction.

Respect the Community
Any antisocial behavior, excessive noise, or disruption will result in a formal complaint to the HOA, and your stay may be terminated without refund.

3. DAMAGES, LIABILITY & SECURITY DEPOSIT
Guest Liability
You are fully responsible for any damage, stains, breakage, or theft during your stay. This includes furnishings, décor, appliances, bedding, flooring, walls, and electronics.

Security Deposit
A refundable security deposit may be collected. Any damages or extra charges (e.g. cleaning, lost keys, guest limit violations) will be deducted.

Property Inspection
The home is thoroughly inspected before check-in and after check-out. Any discrepancies will be documented and communicated within 24 hours of your departure.

Personal Belongings
CasaCalme, its owners, and managers accept no responsibility for loss or damage to personal belongings. Please ensure your valuables are securely stored.

Injuries and Accidents
Guests stay at their own risk. CasaCalme is not liable for injuries or accidents occurring on the property due to negligence, misuse, or failure to follow safety guidelines.

4. OCCUPANCY, CONDUCT & EVICTION
Maximum Occupancy: 12 guests
No additional guests without written permission. Extra guests are charged R1,000 per person per night. Unreported guests may result in immediate eviction.

Parties & Events Strictly Prohibited
No parties, gatherings, or events of any kind are allowed. Violators will be removed from the property without refund.

Unauthorized Conduct
Any form of abuse, harassment, illegal activity, smoking indoors, or HOA violation may lead to immediate removal, and law enforcement may be contacted.

5. CHECK-IN / CHECK-OUT
Check-In: 14:00–16:00
Late arrivals (after 16:00) must be arranged in advance and may incur a late check-in fee.

Check-Out: Strictly by 10:00 AM
Unauthorized late check-outs will be charged an additional day’s rate or a minimum penalty fee of R500.

6. HOMEOWNERS ASSOCIATION (HOA) & SHORT-TERM RENTAL COMPLIANCE
CasaCalme is located in a private residential estate governed by an HOA. Failure to comply with community rules can result in cancellation of your booking without refund, and we may lose the right to host short-term guests.

7. LEGAL AGREEMENT
By booking, making payment (in full or part), or receiving these terms:

You agree to be bound by all rules herein

You accept all responsibility for violations or damage

You waive any liability on the part of CasaCalme, its owners, or agents, for personal injury, loss, or inconvenience arising from your stay

This agreement is governed by South African law. Guests agree to settle any disputes in a court of law in the jurisdiction where the property is located.
